Braintree sits on the coast. Massachusetts CZM lists it among the state's coastal communities (Massachusetts CZM). Its housing is older than the towns inland: 28% of units predate 1940, 47% date from 1940 to 1979, and the median year built is 1957 (ACS B25034). Sixty-five percent of units are detached homes and 22% are in buildings of five or more; 78% of occupied homes are owner-occupied (ACS B25024).
Closer to the water, salty, damp air is hard on steel parts. Springs, hinges, track bolts and the bottom fixture rust faster, and a rusted bottom bracket is a real hazard because it is under cable tension. On coastal-side homes we look closely at cables and drums and recommend galvanized or coated hardware and a fresh bottom seal (weatherstripping). Inland, on the mid-century streets, the work is more often a broken spring or a door coming off its track.
The MHC inventory lists the Braintree Town Center Historic District (1980) as a local historic district, and the Blue Hills Reservation Parkways (2003) on the National Register. In a local district, the state law treats the "type and style of windows, doors" visible from a public way as features the commission reviews (MGL c.40C §5 and §6). Ask before replacing a street-facing door there; a traditional raised-panel or carriage-house design is the usual fit.
The town's online permitting page sends Building Division permits through PermitEyes. The state chart lists door replacement as a "maybe" and new door installation as a "yes" (mass.gov).
Coastal wind drives rain and snow under a worn bottom seal. Replacing the seal and the side stops is usually a quick fix that keeps water off the garage floor.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
