Holden is a town of owner-occupied houses. Eighty-two percent of units are detached and 11% are in buildings of five or more (ACS B25024); 85% of occupied homes are owner-occupied. Half of all units (50%) were built from 1940 to 1979, 10% before 1940 and 22% in 2000 or later; the median unit dates to 1971 (ACS B25034).
The MHC inventory lists two local historic districts: Holden Center (1973) and Boyden Road (1990). A district commission's review reaches exterior features seen from a public way, and the statute lists doors (MGL c.40C §5 and §6). If your home is in either district, ask the historic commission before you replace a garage door that faces the road. Eagleville is a National Register district as well (MHC inventory).
Half of Holden's housing is from the postwar decades, mostly ranches, capes and split-levels. Many have a one-car garage under the house or a two-car attached garage with an original wood door. We replace those with insulated garage doors, new tracks and quieter rollers.
More than a fifth of units date from 2000 or later. Those homes typically have two- or three-car garages, wide insulated doors and paired torsion springs. When one spring breaks, we replace both so the door stays balanced. See torsion spring repair.
Grease thickens in the cold and makes the opener strain. A fall tune-up with garage-door lubricant on rollers and hinges keeps the door moving smoothly through the winter. Free a frozen bottom seal before running the opener.
Openers from the 1990s often lack modern safety reversal. A new opener adds photo-eye sensors, battery backup and app control.
The state's home improvement chart lists door replacement as a maybe and new installation as a yes for a building permit (mass.gov).
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of every brand.
