Franklin County

Hawley is a small Franklin County hill town of about 184 housing units. Detached houses are 90% of units, mobile homes 7% and two- to four-unit buildings 3% (ACS B25024). Ninety-four percent of occupied homes are owner-occupied. Thirty-five percent of units were built before 1940, 35% from 1940 to 1979 and 12% in 2000 or later; the median year is 1963 (ACS B25034). About 19% of units are seasonal (ACS B25004).
The state inventory lists the East Hawley Center Historic District (1992) on the National Register (MHC inventory). No local historic district is listed.
About a third of homes predate 1940. Their garages are often detached barns or sheds with uneven openings. We frame the opening square before ordering a door so the seals close evenly.
Another third are from 1940 to 1979. Doors on these garages have usually been replaced, often on old track. Track that's pulled loose lets rollers slip. We re-anchor and align it. See off-track repair.
About one home in five is seasonal. Before leaving, lubricate the door and unplug the opener. On return, check for nests and chewed seals before running it.
Snow and ice freeze doors to the slab. Free the door by hand first. Running the opener against ice strips gears and bends sections.
Storms cut power on rural lines. A battery-backup opener keeps working; otherwise use the emergency release.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
A detached garage needs its own outlet for the opener. Don't run it on an extension cord. Seal the sides of the door so blowing snow stays out.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
