Somerset is a town of postwar single-family houses. Sixty-two percent of units were built from 1940 to 1979, 18% before 1940 and 10% in 2000 or later; the median unit dates to 1962 (ACS B25034). Detached houses are 82% of units and two- to four-unit buildings 10% (ACS B25024). Eighty-seven percent of occupied homes are owner-occupied.
Somerset is on the state's coastal-communities list (Massachusetts CZM), with frontage on the tidal Taunton River and Mount Hope Bay. Homes near the water see damp, salty air that rusts springs, cables and bottom brackets. A yearly tune-up and galvanized replacement parts help them last.
Most Somerset houses are ranches, capes and raised ranches from the 1950s and 1960s, often with a single garage door that has been replaced once. Common calls are a broken spring, worn rollers and an opener that hums but does not move. If yours hums, the drive gear is likely stripped; we can replace the gear or the whole opener.
The MHC inventory lists the Somerset Village Historic District on the National Register (2020). It is not a local historic district.
Somerset still works on paper. Applications "can be downloaded from this website, and submitted via walk-in, fax, or mail," and the department says "We cannot process applications or accept payments online." Incomplete applications are not accepted or held (Somerset Building Department). On the state's chart, garage door replacement is a "maybe" for a permit and new door installation a "yes" (mass.gov).
About a fifth of houses predate 1940, many near the river with small detached garages. A carriage house door suits some of them.
Because Somerset takes applications only on paper, plan a little extra time if your door job needs a permit. A complete application the first time avoids a second trip to the building department.
