Hampshire County

Chesterfield is a Hampshire County hill town. Ninety-two percent of units are single-family detached (ACS B25024), and 92% of occupied homes are owner-occupied. Thirty-one percent of units were built before 1940, 25% from 1940 to 1979 and 19% in 2000 or later; the median year is 1976 (ACS B25034). About 15% of units are seasonal (ACS B25004).
The state inventory lists three National Register districts for Chesterfield: the South Worthington Historic District (2005), the Chesterfield Center Historic District (2008) and the West Chesterfield Historic District (2008) (MHC inventory). No local historic district is listed.
The housing splits three ways: about a third pre-war, a quarter postwar and nearly a fifth from 2000 on. Each era brings its own garage problems.
About one unit in seven is seasonal. Garages on seasonal properties are often unheated and closed for months. Before you leave, lubricate rollers and hinges. When you return, check the seal for chewing and the springs for rust.
On a two-spring door, replace both springs when one breaks, so the door stays balanced. See torsion spring repair.
Snow and cold arrive early in the hills. Free a frozen door by hand before using the opener.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Steel rollers with no bearings get loud and wear grooves into the track. Nylon rollers with sealed bearings run quieter and need less grease. Replacing them is a good time to check hinges for cracks. See garage door rollers.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
