Tyngsborough's housing is largely recent. Twenty-six percent of units were built in 2000 or later, 23% from 1940 to 1979 and only 5% before 1940; the median year is 1987 (ACS B25034). Detached houses are 69% of units, attached single-family units 12% and buildings of five or more 10%, with mobile homes at 3% (ACS B25024). Eighty-six percent of occupied homes are owner-occupied, and about 1% of units are seasonal (ACS B25004).
The town's Building Department notes that "homeowners and contractors can apply for and pay for permits online," and applications can also be filed in person at Town Hall. Online filing lets several staff review a project at once (Tyngsborough Building Department). Under the state home improvement chart, a garage door replacement may need a permit and a new installation does (mass.gov).
Most homes date from the 1980s on, so attached two-car garages with torsion springs are the norm. After 20 or 30 years, original springs, rollers and opener gears wear out. If the door is noisy or jerky, start with garage door rollers and a balance check.
About one unit in eight is attached. In a condominium, the association often owns the door and sets the style; the opener inside may be the owner's. We can match the existing door so the row stays uniform.
A door hit by a car, or one with a broken cable, can come off its tracks. Leave it where it is, unplug the opener and call for off-track repair. A door that is off track can fall.
A worn bottom seal lets in snowmelt and leaves. New weatherstripping at the bottom and sides closes the gaps.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
