Berkshire County

Peru is a Berkshire hill town of about 320 housing units. Ninety-eight percent of occupied homes are owner-occupied. Detached houses are 93% of units and mobile homes 5% (ACS B25024). Thirteen percent of units were built before 1940, 35% from 1940 to 1979 and 22% in 2000 or later; the median year is 1983 (ACS B25034). About 9% of units are seasonal (ACS B25004).
More than one home in five dates from 2000 or later, and the median house is from 1983. Most garages here were built with the house and have steel sectional doors. At this age:
A garage door tune-up covers balance, rollers, sensors and seals in one visit.
About a third of homes are from 1940 to 1979. Their garages often have narrow single doors. If you want a wider door, the header needs to be checked or replaced.
Hill roads and steep driveways send meltwater to the garage door. It freezes at the slab overnight. Clear the bottom and keep the seal in good shape.
Storms cut power on rural lines. A battery-backup opener or knowing the emergency release saves a trip out in the cold.
About one in eleven homes is seasonal. Unplug the opener and lock the door when closing up.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Older remotes with dip switches can be copied. A rolling-code opener changes its code each use. An outdoor keypad lets family in without a remote; change the code from time to time.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
