Orleans has a large share of seasonal homes: 43% of housing units are held for seasonal or occasional use (ACS B25004). The town is on the state coastal-communities list (Massachusetts CZM). Detached houses are 82% of units, two- to four-unit buildings 7% and buildings of five or more 7% (ACS B25024); 81% of occupied homes are owner-occupied. Forty-three percent of units date from 1940 to 1979, 10% from before 1940 and 13% from 2000 or later; the median year is 1979 (ACS B25034).
The state inventory lists the Old King's Highway Regional Historic District (1973) as a local historic district covering part of Orleans (MHC inventory). It runs under its own special act, Chapter 470 of the Acts of 1973 (Acts of 1973 c.470). If your house is inside it, check with the town's historic district committee before you change a garage door that can be seen from the road, since style and material may be reviewed.
