Cohasset's homes span many decades. Twenty-eight percent of units were built before 1940, 35% from 1940 to 1979 and 21% in 2000 or later; the median unit dates to 1968 (ACS B25034). Detached houses are 80% of units and buildings of five or more 9% (ACS B25024). Eighty-three percent of occupied homes are owner-occupied, and about 2% of units are seasonal (ACS B25004).
The MHC inventory lists the Cohasset Common Historic District, designated in 1978. A local district commission can review exterior changes visible from a public way, garage doors among them, under MGL c.40C §5 and §6. Around the Common, ask the historic commission before replacing a visible garage door. Government Island and the Capt. John Wilson House and Bates Ship Chandlery are on the National Register (MHC inventory).
Cohasset is on the state coastal-communities list (Massachusetts CZM). Near the harbor and shore, springs, cables and hinges corrode faster. We use galvanized hardware where possible and recommend a yearly tune-up. A battery-backup opener keeps the door working through storm outages.
Many older Cohasset homes have carriage barns or detached garages with narrow openings. A carriage house door fits the look, and low-headroom track handles short headers.
About one in five homes is from 2000 or later, usually with wide attached garages and heavy insulated doors. Two torsion springs carry that weight; we replace both when one breaks. See torsion spring repair.
The state home improvement chart lists door replacement as a maybe for a building permit and new installation as a yes (mass.gov). We confirm with Cohasset before starting.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service openers of all brands.
