Weston is almost entirely single-family. Detached houses are 88% of units, with small shares of attached homes and apartments (ACS B25024); 88% of occupied homes are owner-occupied. The median unit dates to 1964; 23% predate 1940, 42% are from 1940 to 1979 and 18% from 2000 or later (ACS B25034).
The MHC inventory lists the Crescent Street Historic District (1993) as Weston's local historic district. Inside it, state law treats the type and style of doors visible from a public way as exterior architectural features (MGL c.40C §5 and §6), so a new garage door there may need the historic commission's approval. The National Register list MHC inventory adds Boston Post Road (1983), Wellington Farm (1988), Kendal Green (2001) and Case's Corner (2002), which do not by themselves require a design review.
Weston's newer and renovated homes often have three- and four-car garages, sometimes with custom wood or composite doors. A heavy custom door needs springs sized to its real weight and an opener rated for it. We check balance by hand before we touch the opener, and on wide doors we look at the center bearing and the cable drums, which wear unevenly. For quiet operation under living space, a wall-mount opener is a good match.
About a quarter of houses predate 1940, many with detached carriage barns. A carriage house door can match the opening and the look, in steel or composite to avoid the upkeep of wood.
Ranches and colonials from the 1950s to 1970s usually have two-car doors that are due for new springs, rollers and a smart opener with battery backup.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair openers of any make.
