Hampden County

Monson is a town of mostly detached houses. Detached homes are 78% of units and two- to four-unit buildings 13% (ACS B25024); 83% of occupied homes are owner-occupied. Thirty-six percent of units were built from 1940 to 1979, 26% before 1940 and 15% in 2000 or later, and the median year is 1970 (ACS B25034).
The state inventory lists the Monson Center Historic District (1991) and the Monson Developmental Center (1994) on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require approval to replace a garage door.
The Monson Building Department / Zoning Enforcement page points to a free online permitting site. It says electrical, plumbing and gas permits are issued only to Massachusetts-licensed trades, and homeowners cannot apply for those permit types (Monson Building Department / Zoning Enforcement). That matters if you're adding an outlet for a new opener: an electrical permit has to come from a licensed electrician. The state's home improvement chart says a garage door replacement may need a building permit and a new installation does (mass.gov).
A quarter of the housing predates 1940. Barns and detached garages on these lots often have wide or low openings. We measure carefully and can fit a carriage house door that opens overhead.
Ranches and capes from the 1950s to 1970s often still have extension springs. Each spring needs a safety cable. We add cables or convert to torsion. See extension spring repair.
Homes from 2000 on usually have insulated doors and openers with photo-eye sensors. If the door reverses for no reason, clean the sensor lenses and check alignment.
Free a frozen bottom seal before running the opener, and replace cracked seals in the fall.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
