Forty-five percent of Montague's housing units were built before 1940. Another 34% are from 1940 to 1979 and 6% from 2000 or later, with a median year of 1951 (ACS B25034). Detached houses are 55% of units, two- to four-unit buildings 25% and buildings of five or more 16% (ACS B25024). Sixty-three percent of occupied homes are owner-occupied.
The state inventory lists the Turners Falls Historic District (1982), the Alvah Stone Mill (2001), the Montague Center Historic District (2001) and the Millers Falls Village Historic District (2021) on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require approval for a new garage door.
Many older houses have detached garages built for smaller cars, with narrow openings, low headers and sometimes sagging framing. Low-headroom track and a wall-mount opener make an overhead door work. If the framing has rotted, it should be repaired before a new door goes in.
A quarter of homes are in two- to four-unit buildings. Shared garages or rows of bays see heavy use. Each household gets its own opener and remote, or a keypad with separate codes.
Houses from the 1940s to 1970s often have original extension springs. Each needs a safety cable. See extension spring repair.
With few homes built since 2000, most work here is repair and replacement. We measure openings carefully, since older garages are rarely standard sizes.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We check with Montague.
Free a frozen bottom seal before using the opener.
If the door is solid and only a spring, cable or roller has failed, a repair makes sense. If sections are cracked, rotted or badly dented and the model is no longer made, a new door is usually the better fix. We show you both options on site. See door replacement.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
