Upton is a town of owner-occupied houses. Eighty-two percent of units are detached, 8% are in two- to four-unit buildings and 5% in buildings of five or more (ACS B25024); 87% of occupied homes are owner-occupied. The median unit dates to 1981. Eighteen percent predate 1940, 29% are from 1940 to 1979 and 20% from 2000 or later (ACS B25034).
The Upton Center Historic District (2015) and the Civilian Conservation Corps district at Upton State Forest (2014) are on the National Register (MHC inventory). The state inventory shows no local historic district in Upton, so Register listing doesn't by itself require approval for a garage door. For older houses near the center, a carriage house door is a common choice.
Nearly one in five homes predates 1940. Those properties often have barns or detached garages with low headers and non-standard openings. We measure and size the door to the opening, with low-headroom track where needed.
One in five units is from 2000 or later, usually with attached two-car garages and insulated steel doors. On these doors, the common calls are a broken torsion spring, a frayed cable or an opener that reverses because a photo-eye sensor was bumped. See cable and drum repair.
Snow and ice can freeze the bottom seal to the slab. Don't force the door with the opener, which can strip its gear; free the seal first. Worn seals can be replaced with weatherstripping.
By the state's home improvement chart, a replacement door may need a building permit and a new installation does (mass.gov). We check with Upton before we start.
Detached and unheated garages get very cold. Lubricate the rollers and hinges with a garage-door lubricant in the fall; grease that thickens in the cold makes the opener strain.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair LiftMaster, Chamberlain and Genie openers.
