County
Plymouth County is the South Shore and the land behind it, and it is mostly single-family homes that owners live in. The American Community Survey (2020-2024) counts 70% of units as detached houses and 78% of homes as owner-occupied (ACS B25024, B25003). Its housing is newer than most of eastern Massachusetts: median year built 1971, 41% from 1940 to 1979 and 18% from 2000 on (ACS B25034).
Thirteen of the county's 27 municipalities are on the CZM coastal list: Duxbury, Hanover, Hingham, Hull, Kingston, Marion, Marshfield, Mattapoisett, Norwell, Pembroke, Plymouth, Scituate and Wareham (CZM). Brockton and the inland towns are not on it.
The Massachusetts Historical Commission inventory lists 36 local historic district areas across 12 municipalities and 45 National Register district areas. Duxbury alone has a string of recent local districts, Powder Point and King Caesar among them (2019-2022), alongside Bridgewater Center (2001), Lakenham in Carver (1980) and the Halifax district (2001) (MHC inventory). In a local district, MGL c.40C means a garage door seen from a street or the water needs a commission certificate before it changes (c.40C §5 and §6).
Two-car attached garages are the county standard, and most have two torsion springs. When one breaks, the other is usually close behind, so we replace them as a pair. Near the shore, rust takes springs and cables early. See broken spring repair.
Newer houses came with an opener installed by the builder; many of those are now 15 to 25 years old. Replacing one is a good time to add a smart opener or battery backup, since coastal storms knock out power. We service and install every opener brand, including LiftMaster, Chamberlain and Genie.
Builder-grade doors dent easily. When the door itself is done, an insulated steel door with a heavier gauge is the common replacement, and on exposed coastal lots, a wind-rated door is worth discussing. We can source from Clopay, Garaga, Wayne Dalton and Amarr. Licensed and insured; proof of insurance, license and 1099 available on request.
After a nor'easter, a door blown in or jammed is a common problem on the coast. Call (781) 602-0737; see emergency service.
