Easthampton's housing is a mix of single-family and multi-unit homes. Detached houses are 49% of units, two- to four-unit buildings 25%, buildings of five or more 17% and attached houses 7% (ACS B25024). Fifty-eight percent of occupied homes are owner-occupied. Forty percent of units were built from 1940 to 1979, 31% before 1940 and 10% in 2000 or later; the median year is 1966 (ACS B25034).
The state inventory lists the Main Street Historic District (1986) and the Nashawannuck Mills Historic District (2015) on the National Register (MHC inventory). It lists no local historic district, so a new garage door doesn't need district approval.
A quarter of homes are in two- to four-unit buildings and nearly a fifth in larger buildings. Shared or side-by-side garages see more use. We fit separate openers and keypads so each household has its own access. In condominium buildings, the association usually sets the door style.
Prewar houses often have detached garages with low headers. A wall-mount opener saves headroom, and a light steel door is easier on the springs than an old wood one.
Ranches and capes from the 1950s to 1970s often have extension springs and openers without photo-eye sensors. We add safety cables or convert to torsion springs, and a new opener adds auto-reverse. See garage door openers.
A dented or cracked section can sometimes be replaced alone if the model is still made. See panel replacement.
The state's home improvement chart says replacing a garage door may need a permit and a new installation does (mass.gov). We check with Easthampton.
Lubricate hinges and rollers, clear the tracks and test the auto-reverse.
Older streets often have driveways shared between neighbors and garages set close to the property line. A door that opens straight up on standard track needs headroom; where there isn't enough, low-headroom track or a wall-mount opener helps. We check clearances before ordering.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
