Berkshire County

Washington is a Berkshire hill town of about 320 housing units. Ninety-eight percent are single-family detached (ACS B25024), and 93% of occupied homes are owner-occupied. Eleven percent of units were built before 1940, 53% from 1940 to 1979 and 9% in 2000 or later; the median year is 1974 (ACS B25034). About 12% of units are seasonal (ACS B25004).
The state inventory lists the Upper Historic District and the Lower Historic District (both 1987) on the National Register (MHC inventory). No local historic district is listed.
More than half the homes were built from 1940 to 1979. Garages from those decades are often single-bay, attached or detached, with headers sized for narrow doors. If a door is being replaced:
About one home in eight is seasonal. Before closing up, lubricate the door and unplug the opener. When you come back, check for nests in the track.
Heavy snow and ice freeze doors to the slab. Free the door by hand before pressing the button. Replace a split bottom seal so meltwater stays out.
Rural storms cut power. A battery-backup opener or the emergency release keeps you from being stuck.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
A few older garages still have wood sectional doors. Paint or seal the bottom rail, which takes on water first. If a section has rotted, a steel or composite replacement needs less upkeep.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
