Manchester-by-the-Sea has an old housing stock. Forty-one percent of units were built before 1940, 32% from 1940 to 1979 and 17% in 2000 or later, and the median unit dates to 1955 (ACS B25034). Detached houses are 73% of units and two- to four-unit buildings 12% (ACS B25024). Seventy-five percent of occupied homes are owner-occupied, about 3% of units are seasonal (ACS B25004), and the town is on the state coastal-communities list (Massachusetts CZM).
The Building Department's hours are Monday to Wednesday, 8:30 AM to 12:30 PM, and the page says "permits for building, electric, plumbing and gas must be obtained online" (Manchester-by-the-Sea Building Department). Under the state's home improvement chart, a replacement garage door may need a permit and a new installation does (mass.gov).
Many older houses have detached garages or carriage barns that were built for smaller cars. Openings can be narrow and headroom tight. Low-headroom track and a wall-mount opener make an overhead door fit where a standard setup won't.
Close to the ocean, salt air corrodes springs, hinges, cables and track bolts. Galvanized springs and coated or stainless hardware hold up better. Rinse the door and hardware with fresh water a few times a year and look at the track bottoms for rust.

Detached garages from before the war often have no outlet near the ceiling and limited room for a rail. A wall-mount opener sits beside the door on the torsion bar. Battery backup lets you open the door during an outage, and a keypad outside saves running wire for a button.
