Chelmsford is a suburban town built mostly after the war. More than half the stock (53%) dates from 1940 to 1979, 15% from before 1940 and 13% from 2000 or later; the median unit was built in 1967 (ACS B25034). Detached houses are 67% of units, 1-unit attached 8% and buildings of five or more 19% (ACS B25024). Eighty-two percent of occupied homes are owner-occupied.
Chelmsford's neighborhoods from the 1950s to 1970s are full of ranches, capes and split-levels with one- or two-car attached garages. Many of those doors are on their second set of springs. A door that suddenly feels heavy, or an opener that lifts it a foot and stops, usually means a broken torsion spring. Do not keep running the opener; it strains the gear and can drop the door.
The MHC inventory lists the Chelmsford Center Historic District (1975) as a local historic district, and the same area is on the National Register MHC inventory. Within a local district, state law covers the type and style of doors visible from a public way (MGL c.40C §5 and §6). Check with the historic commission before replacing a visible garage door on a house in the Center.
About a quarter of units are attached homes or in larger buildings, where an association usually sets the door model and color. We can match the existing doors or replace a dented panel.
Chelmsford's garages see plenty of snow and salt from the roads. Salt slush dripping from cars rusts the bottom of a steel door. Rinse the bottom section in spring, and replace a torn bottom seal before winter.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair openers of all brands.
