Forty-four percent of North Brookfield's housing units were built before 1940. Twenty-eight percent are from 1940 to 1979 and 13% from 2000 or later, and the median year is 1953 (ACS B25034). Detached houses are 59% of units, two- to four-unit buildings 29% and buildings of five or more 10% (ACS B25024). Sixty-nine percent of occupied homes are owner-occupied.
The North Brookfield Building Inspector page says inspections are done Monday through Friday, and "North Brookfield and East Brookfield residents may go to either location for a permit" (North Brookfield Building Inspector). The state's home improvement chart lists a garage door replacement as a possible permit item and a new installation as a yes (mass.gov).
The state inventory lists Camp Atwater (1982) on the National Register (MHC inventory). It lists no local historic district in town.
Many older homes have detached garages set back on the lot, with narrow openings and low headers. Wood doors on these garages are often heavy and rotting at the bottom. A lighter steel door is easier on the springs and opener. Low-headroom track fits where there's little room above the opening.
Nearly three in ten homes are in two- to four-unit buildings. Shared garages and side-by-side bays get heavy use. Separate openers and keypad codes give each household its own access. See garage door openers.
Ranches and capes from the 1950s and 1960s may still have extension springs without safety cables. We add the cables or convert to torsion springs. See extension spring repair.
If the door freezes to the slab, free it before you run the opener. Replace a cracked bottom seal before the cold.
A bumped bottom section is common in tight garages. If the door's model is still made, one section can be swapped instead of the whole door. Otherwise we match a new door to the opening. See panel replacement.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
