Chelsea is a dense, old city. Half of its housing (50%) was built before 1940, and the median year built is 1941 (ACS B25034). Only 8% of units are detached single-family homes; 43% are in two- to four-unit buildings and 44% in buildings of five or more (ACS B25024). About a quarter of occupied homes (26%) are owner-occupied. Massachusetts CZM lists Chelsea as one of the state's coastal communities (Massachusetts CZM).
Most Chelsea homes don't have a private garage. Where they do, it is usually a single bay under or behind a multi-family building or one of a small row of garages on a back lot. Those garages are often tight, with little headroom and no side room, so wall-mount openers and low-headroom track are common. Because most households rent, the owner or building manager usually makes the call, and each unit may need its own remote or keypad code.
Close to the water, salt air works on springs, hinges, rollers and the bottom bracket. Rust on the bottom fixture is a warning sign because it holds the cable under tension. We recommend cable and drum checks and coated or galvanized hardware, plus a fresh bottom seal (weatherstripping).
The MHC inventory lists National Register districts in Chelsea including the Naval Hospital, Boston Historic District (1973), the Chelsea Square Historic District (1982), the Bellingham Square District (1985), the Downtown Chelsea Residential District (1988) and the Revere Beach Parkway (2007). It lists no local historic district. Permits depend on the scope; the state's chart lists door replacement as a "maybe" and new door installation as a "yes" (mass.gov).
