Berkley is almost entirely owner-occupied single-family homes. Ninety-six percent of units are detached (ACS B25024), and 97% of occupied homes are owner-occupied. The median unit dates to 1986. Fifteen percent of units predate 1940, 22% are from 1940 to 1979 and 14% from 2000 or later (ACS B25034).
The Berkley Common Historic District was listed on the National Register in 2016 (MHC inventory). Berkley has no local historic district in the state inventory, so the Register listing does not by itself put a private garage door under design review. Older homes near the common often have barns or carriage sheds; a carriage house door suits them.
Berkley appears on the state's coastal-communities list (Massachusetts CZM).
With a median build year of 1986, most Berkley houses are colonials, capes and ranches from the late 20th century. Their garages are typically attached two-car units. After 30 or more years, springs, cables, rollers and openers are often original and near the end of their life. A tune-up is a good start; replacing worn rollers and both springs at once keeps the door balanced.
Larger lots often have a detached garage or workshop as well. Those doors may run on extension springs; we add safety cables or convert to torsion. See extension spring repair.
If your opener is from the 1990s, it may lack modern safety reversal. A new opener with photo-eye sensors and battery backup is a worthwhile upgrade. A smart opener adds phone control.
The state's guidance lists replacing a garage door as possibly needing a building permit and installing a new door as needing one (mass.gov).
The door width, the opener brand and the age of the house help us bring the right springs and parts on the first visit.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service openers of every brand.
