Medfield is largely single-family: 81% of units are detached homes and 86% of occupied homes are owner-occupied (ACS B25024). The median year built is 1970, and just over half the housing (51%) dates from 1940 to 1979 (ACS B25034).
The MHC inventory lists five local historic districts in Medfield: Medfield State Hospital (1994), the John Metcalf Historic District (1996), Vine Lake Cemetery (1996), the Clark - Kingsbury Farm Historic District (1997) and the Medfield Town Center Historic District (2000). Medfield State Hospital is also on the National Register. For a house inside a local district, Massachusetts law treats the type and style of doors visible from a public way as exterior architectural features (MGL c.40C §5 and §6), which brings a door change under the commission's review. Bring the commission a photo of the house and the door you plan to install. A carriage-house design with plain trim is often the easiest approval.
Medfield's Building Department page says the town now offers online permitting for all building, sheet metal, electrical, plumbing and gas permits. Its forms for one- and two-family homes include an Application to Alter an Existing Building, an HIC Affidavit and a Homeowners License Exception. Which forms apply depends on who does the work and its scope. The state's chart lists door replacement as a "maybe" and new door installation as a "yes" (mass.gov).
Houses from the 1950s-1970s here often still have their original door openings and framing. If the jamb or header is rotted, we repair it before hanging a new steel door. Openers from that era usually lack modern safety features, so a new belt-drive opener is often part of the job.
