Southwick is a town of owner-occupied houses. Detached houses are 78% of units, attached houses 7% and buildings of five or more 9% (ACS B25024); 83% of occupied homes are owner-occupied. Thirty-nine percent of units were built from 1940 to 1979, 13% before 1940 and 15% in 2000 or later; the median year is 1978 (ACS B25034).
The Building Department says all permits can be applied for through the PermitEyes electronic permitting system. Inspection requests are called in to the department, not made in the e-permitting chat (Southwick Building Department). The state's home improvement chart says a garage door replacement may need a building permit and a new installation does (mass.gov). When a permit is needed, we file it on PermitEyes and call for the inspection.
The median house here is from the late 1970s. Many have attached two-car garages with the original doors and openers. After forty years, springs are often on their second or third set, rollers wear flat, and the opener's safety sensors may be loose or misaligned. A tune-up catches these before the door fails.
Some lots have a separate garage or workshop. If it is unheated, a non-insulated steel door is enough, and a keypad saves walking back to the house for a remote.
For an attached garage with a room above, an insulated steel door keeps the space warmer. Raised-panel, flush and carriage styles are available with windows in the top section.
Chain-drive openers are durable but loud. A belt-drive unit with battery backup is quieter and still opens the door when the power is out.
A loud bang from the garage usually means a torsion spring broke. Leave the door down and call us.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
