Beverly is an older coastal city with a mixed housing stock. The median unit dates to 1956; 35% of units predate 1940, 37% are from 1940 to 1979 and 10% from 2000 or later (ACS B25034). Detached houses are 50% of units, two- to four-unit buildings 19% and buildings of five or more 27% (ACS B25024). Sixty percent of occupied homes are owner-occupied.
Beverly is on the state's coastal-communities list (Massachusetts CZM). Homes near the harbor, the Danvers River and the shore neighborhoods get salt air that rusts springs, cables and opener rails early. Galvanized hardware and a yearly tune-up help.
The MHC inventory lists the Fish Flake Hill Historic District (1972) as a local historic district. Inside it, the type and style of doors visible from a public way are exterior architectural features under state law (MGL c.40C §5 and §6), so check with the historic commission before replacing a visible garage door. Beverly Center and Beverly Depot-Odell Park are on the National Register MHC inventory, which alone does not require a design review.
Nearly a fifth of units are in two- to four-family buildings, and many older Beverly lots have a small detached garage at the back. Those garages often have low headers and extension springs. We can add safety cables, convert to torsion where the framing allows, or fit a wall-mount opener in a tight bay.
The city's Municipal Inspections office says: "We no longer accept paper building permit applications." Applications go through the city's Online Permit Center (Beverly Municipal Inspections). On the state's chart, garage door replacement is a "maybe" for a permit and new installation a "yes" (mass.gov).
Associations in the larger buildings usually set the door style. We match the existing doors or replace a single damaged panel.
We source doors from Clopay, Garaga, Wayne Dalton and Amarr and service LiftMaster, Chamberlain, Genie and other openers.
