Lunenburg's housing is mostly postwar and recent. Forty-seven percent of units were built from 1940 to 1979 and 26% in 2000 or later, while 12% predate 1940; the median unit dates to 1972 (ACS B25034). Detached houses make up 78% of units, two- to four-unit buildings 9%, larger buildings 8% and mobile homes 2% (ACS B25024). Eighty-one percent of occupied homes are owner-occupied.
The Lunenburg Historic District is on the National Register (1988) (MHC inventory). The state inventory lists no local historic district in town, so Register listing alone doesn't require approval to replace a garage door.
Homes from the 1950s through the 1970s often have one-car garages, sometimes under the house. Many still have original doors and openers. Openers that lack photo-eye sensors should be replaced. A new wall-mount opener frees ceiling space in a tuck-under garage.
Homes built since 2000 tend to have attached two-car garages with torsion springs. Wide doors need both springs replaced at once when one fails. See torsion spring repair.
Snow and slush freeze the bottom seal to the floor. Free it before using the opener, and replace a split seal with new weatherstripping. A garage that stays dry is easier on the door's hardware.
Under the state home improvement chart, a replacement garage door may need a building permit and a new installation does (mass.gov). We confirm with Lunenburg's building department.
If several panels are dented or the door has rotted at the bottom, a new insulated garage door ends the cycle of repairs and makes the garage quieter.
About one unit in ten is in a two- to four-unit building, and a few percent are mobile homes. A shared garage works well with one keypad and a separate code for each household. A small detached garage next to a mobile home often has a light single door that a basic opener can run.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
