Berlin's housing is new. Forty-two percent of units were built in 2000 or later, and the median unit dates to 1992 (ACS B25034). Twenty-two percent predate 1940 and 20% are from 1940 to 1979. Detached houses are 53% of units, attached houses 20%, buildings of five or more 14% and two- to four-unit buildings 13% (ACS B25024). Seventy-seven percent of occupied homes are owner-occupied.
The Wachusett Aqueduct Linear District is on the National Register (1990) (MHC inventory). The state inventory lists no local historic district in Berlin, so Register listing doesn't put a garage door under local review.
Berlin's Building Permit page says "We are no longer accepting paper applications or using GeoTMS" and "All permit applications are filed through our online permitting system" (Berlin Building Permit). The state's home improvement chart lists a garage door replacement as a possible permit item and a new installation as a yes (mass.gov). We file online when a permit is needed.
With a fifth of units in attached houses, many residents live in townhouse communities. The association often sets the door model and color, and may handle the door itself. If the opener is yours, we can replace it without changing the door. See garage door openers.
Homes from the last 30 years usually have insulated steel doors, torsion springs and openers with sensors. After 15 or 20 years, rollers and springs are due. A garage door tune-up finds wear early.
About a fifth of units predate 1940. Barns and detached garages on these lots can have odd-sized openings. We measure carefully.
In a townhouse, the garage often sits under or beside a bedroom. A belt-drive opener with a DC motor runs quieter than an older chain drive. Rubber isolators on the mounting brackets cut the vibration that carries into the floor above. See belt drive openers.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
