Plymouth County

Lakeville is a town of detached houses. Eighty-five percent of units are single-family detached and only 7% are in buildings of five or more (ACS B25024). The housing is young: 24% of units were built in 2000 or later and the median unit dates to 1984, while just 7% predate 1940 (ACS B25034). Eighty-three percent of occupied homes are owner-occupied, and about 4% of units are held for seasonal or occasional use (ACS B25004).
A large share of Lakeville homes went up from the 1980s on, many with attached two-car and three-car garages. Those wide doors are often 16 feet across and use a pair of torsion springs. When one spring breaks, the other carries the full load and wears quickly, so we usually replace both. See broken spring repair.
Builders in the 1990s and 2000s often installed basic chain-drive openers. A quieter belt-drive opener is a common upgrade when the garage sits under a bedroom. If you want to check the door from your phone, a smart opener or add-on hub works with most doors.
The small number of seasonal units in town are often closed up for months. Doors that sit unused collect rust on the springs and dry rollers; a tune-up before you reopen the place catches worn parts early.
"The Building Department has online permitting available with ViewPoint," the town says, and an incomplete application "may delay the issuing of the permit" (Lakeville Building Department). Under state guidance, replacing a door is a maybe for a building permit and a new installation is a yes (mass.gov).
A 16-foot insulated steel door can weigh well over 150 pounds. Never cut or loosen a torsion spring yourself; the stored tension is what makes the job dangerous.
We supply doors from Clopay, Garaga, Wayne Dalton and Amarr, and we repair openers from any maker.
