Berkshire County

Florida is a Berkshire hill town of about 330 housing units. Detached houses are 89% of units, mobile homes 6% and buildings of five or more 3% (ACS B25024). Ninety-one percent of occupied homes are owner-occupied. Only 5% of units were built before 1940; 49% are from 1940 to 1979 and 15% from 2000 or later, and the median year is 1978 (ACS B25034). About 5% of units are seasonal (ACS B25004).
Half the homes were built from 1940 to 1979. Many have attached one-car garages or detached two-car garages. Doors have been replaced over the years, but the track, springs and opener mounts are often original or close to it. Common problems:
Any of these is worth fixing. See garage door openers.
About one home in seven is from 2000 or later. These usually have insulated doors and torsion springs that are now wearing out.
Hill-town winters bring heavy snow and ice. Snow sliding off a roof can pile against a door and bend the bottom section when opened. Clear it first. Use a cold-rated lubricant.
Rural power lines go down in storms. Learn your opener's emergency release, or add battery backup.
Detached garages need their own outlet for the opener and a solid seal against blowing snow.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
A door that rattles and bangs usually needs new rollers and tightened hinges, not a new door. Nylon rollers with sealed bearings run quieter. Listen for grinding at the top of travel, which points to worn track or a bent section.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
