Bernardston's housing is mostly detached houses with some mobile homes and small multi-family buildings. Detached houses are 78% of units, two- to four-unit buildings 7%, mobile homes 7% and buildings of five or more 5% (ACS B25024). Seventy-eight percent of occupied homes are owner-occupied. Twenty-four percent of units were built before 1940, 36% from 1940 to 1979 and 13% in 2000 or later; the median year is 1972 (ACS B25034).
The state inventory lists the Powers Institute Historic District and the Powers Institute, both from 1993, on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't require a review to replace a garage door.
Many houses from the postwar decades have attached one-car garages or a garage under a raised ranch. Their original tracks are often still in place under a newer door. A bent track or worn rollers can make the door jump off. If the door is crooked or stuck partway, don't force it. See off-track repair.
For mobile homes with a detached garage or shed, we can fit a small sectional door or service a roll-up door, depending on the framing.
Pre-1940 homes sometimes have a barn or carriage shed. Openings may be out of square. We square and frame the jambs first so the new door seals at the floor.
Snow and ice collect at the bottom of the door. Keep the slab clear, and replace a cracked seal before it lets in water. A flexible vinyl seal stays soft in the cold.
If you hear a loud bang, a spring likely broke. Leave the door closed and call us; the opener can't safely lift the door.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with Bernardston before work.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
