Mansfield's housing is a mix of postwar neighborhoods and newer developments. The median year built is 1980, with 15% of units from 2000 or later and 16% from before 1940 (ACS B25034). Detached homes are 60% of units, and 23% sit in buildings of five or more units (ACS B25024). About 73% of occupied homes are owner-occupied.
Mansfield's Building Permits page includes a note that surprises some owners: as part of the building permit process, the Conservation Commission may inspect the property to determine jurisdiction. Lots near wetlands or streams can draw that extra step. The page also says permits are not refundable or transferable, and that the town uses PermitEyes for online permitting. The state chart lists door replacement as a "maybe" for a permit and a new door installation as a "yes" (mass.gov). We tell you up front whether your job is likely to need one.
For the 1980s colonials and splits, a typical job is an aging two-car door with a worn spring and tired rollers. We often fix it with a spring replacement and new nylon rollers rather than a new door. In multi-unit buildings the door may be one of a matched row, so we replace panels to match the neighbors where possible. When owners do want new, an insulated steel door is the usual pick for an attached garage.
The Massachusetts Historical Commission inventory lists no local historic district in Mansfield.
If your property is near wetlands or a stream, mention it when you call. A simple door swap rarely involves the Conservation Commission, but a new garage, a new slab or work that changes the ground around a garage can. Knowing that early keeps a project from stalling once it's underway.
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and handle openers of every type, including LiftMaster, Chamberlain and Genie. MassGarage is family owned.
