Dracut's housing is largely midcentury. Nearly half of units (47%) were built from 1940 to 1979; 11% predate 1940 and 14% date from 2000 or later, with a median build year of 1975 (ACS B25034). Detached houses are 66% of units, attached units 7%, two- to four-unit buildings 7% and buildings of five or more 20% (ACS B25024). Eighty percent of occupied homes are owner-occupied.
Houses from the 1950s through the 1970s often have single garages or narrow doubles, and some still have their original wooden doors on extension springs. A broken extension spring without a safety cable can whip across the garage. We add safety cables, or convert the door to torsion springs. See extension spring repair.
One unit in five is in a building of five or more. In condo complexes, the association usually sets door style and may handle exterior repairs, while the owner handles the opener. Check your documents before you book.
Dracut's Building Department, at Town Hall on Arlington Street, runs permits and inspections through the Viewpoint online system; its listed hours are Monday, Wednesday and Thursday 8:00 to 4:30, Tuesday 8:00 to 6:00 and Friday 8:00 to noon (Dracut Building Department). The town's permit-requirements page adds that Dracut is a Stretch Code community (Dracut building permit requirements). Under state guidance, replacing a garage door may need a permit and a new installation needs one (mass.gov).
When we replace a door on an attached garage next to living space, an insulated garage door cuts drafts and noise. We can explain the R-value of each model.
The calls we see most are broken torsion springs, frayed cables, worn rollers and openers that reverse because the photo-eye sensors are out of line.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain and Genie openers.
