Lee's housing is mostly postwar and older. Forty-six percent of units were built from 1940 to 1979, 30% before 1940 and 4% in 2000 or later; the median year is 1959 (ACS B25034). Detached houses are 61% of units, two- to four-unit buildings 18%, buildings of five or more 15% and attached houses 5% (ACS B25024). Seventy-one percent of occupied homes are owner-occupied, and about 10% of units are seasonal (ACS B25004).
Since October 1, 2024, Lee's building department has been a shared service with Lenox, Great Barrington and Stockbridge. The department reviews permit applications, issues permits, answers zoning questions and performs inspections through the week (Lee Shared Building Inspections Department). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov).
The state inventory lists the Lower Main Street Historic District (1976) and the South Lee Historic District (1999) on the National Register (MHC inventory). It lists no local historic district, so Register listing alone doesn't require approval for a garage door.
Many houses from 1940 to 1979 have a one-car garage, attached or under the house. The opening is often eight feet wide and seven feet tall. A new door in that size can have insulation, windows and a carriage-style face. A garage under the house benefits from a quiet belt-drive or wall-mount opener.
Two- to four-unit buildings often share a row of garage bays. Tenants wear doors faster than owners do. Replacing worn rollers and adding keypads cuts down on service calls.
About one unit in ten is seasonal. Before you close the house for winter, run the door, lubricate hinges and rollers and unplug the opener if no one will be there.
Snow sliding off the roof can bury the door. Keep the threshold clear.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
