Newburyport's housing is old. Forty-five percent of units were built before 1940, 25% from 1940 to 1979 and 12% in 2000 or later, and the median unit dates to 1954 (ACS B25034). Detached houses are 51% of units, attached single-family units 15%, two- to four-unit buildings 19% and buildings of five or more 15% (ACS B25024). Seventy-seven percent of occupied homes are owner-occupied, and about 2% of units are seasonal (ACS B25004). The city is on the state's coastal-communities list (Massachusetts CZM).
The state inventory lists the Fruit Street Local Historic District (2007) (MHC inventory). In a local district created under chapter 40C, the commission reviews exterior changes that are visible from a public way (MGL c.40C §5 and §6), so a new garage door there may need approval first. The Market Square Historic District, the Superior Courthouse and Bartlett Mall, and the Newburyport Historic District are on the National Register (MHC inventory). Register listing by itself doesn't add local review.
With so much prewar housing, many garages are converted carriage barns or small detached buildings at the back of the lot. Openings can be odd sizes, and headroom may be tight. Low-headroom track and a wall-mount opener help there, and a carriage house door keeps the old look.
Salt air speeds up rust on springs and hinges. Galvanized springs and stainless or coated hardware last longer close to the shore. Check the bottom of the tracks, where water sits, once a year.
About one unit in seven is an attached house. Condominium rules often set the door style; the owner usually maintains the opener.
The state chart says a replacement door may need a permit and a new door does (mass.gov). We confirm with the city.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
