Berkshire County

Cheshire is a Berkshire County town of owner-occupied houses. Eighty-nine percent of occupied homes are owned. Detached houses are 85% of units, two- to four-unit buildings 8% and mobile homes 7% (ACS B25024). Thirty percent of units were built before 1940, 41% from 1940 to 1979 and 7% in 2000 or later; the median year is 1964 (ACS B25034). About 6% of units are seasonal (ACS B25004).
The state inventory lists the Farnams Village Historic District (2000) and the Cheshire Town Hall Complex (2017) on the National Register (MHC inventory). It shows no local historic district, so Register listing alone doesn't put a garage door change under review.
The Building Department lists its hours of operation as by appointment only and asks residents to email the inspector (Cheshire Building Department). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). If your job needs a permit, we put the application together before you set up the appointment.
With four in ten homes built between 1940 and 1979, the typical garage here is an attached one-car or a two-car on a ranch or split-level. Original torsion springs from those decades have long since been replaced once or twice; the hardware around them often hasn't. Loose hinges, flat-spotted rollers and a sagging top section are what we see on a door of that age. A tune-up tightens and adjusts all of it in one visit.
Seven percent of homes are mobile homes, and many have a detached shed or carport-style garage. A light, non-insulated steel door or a roll-up door fits those smaller frames.
Water running down a sloped driveway freezes against the bottom of the door. A flexible bottom seal and a clear threshold stop the door from freezing to the slab. Don't run the opener against a frozen door; it can strip the gear or pull the arm loose.
Spray the rollers and hinges with a garage door lubricant, check the cables for fraying near the bottom brackets and test the auto-reverse with a board under the door.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
