Hancock's housing is mixed, and much of it is seasonal. About 62% of units are seasonal (ACS B25004). Forty-six percent of units are in buildings of five or more, 11% in two- to four-unit buildings and 42% are single-family detached (ACS B25024). Eighty-three percent of occupied homes are owner-occupied. Eight percent of units were built before 1940, 26% from 1940 to 1979 and 32% in 2000 or later; the median year is 1989 (ACS B25034).
The state inventory lists Hancock Shaker Village (1966) on the National Register (MHC inventory). No local historic district is listed.
With nearly half the units in buildings of five or more, many owners share garages or have garages managed by an association. Before booking a repair:
Seasonal homes leave garages idle for long stretches. Rollers dry out and springs rust. Run the door at the start of each season, and lift it halfway by hand to check balance.
About a third of units date from 2000 or later. Doors and openers from those years are now reaching the age for springs, rollers and opener service. See garage door tune-up.
Detached houses make up about four in ten units. Their garages range from older single bays to newer two-car garages.
Clear snow from the threshold before opening.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
If you're in a multi-unit building, tell us the unit and who manages the garage. Note the opener brand on the motor's label if you can.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
