West Newbury is almost entirely detached, owner-occupied houses. Ninety-two percent of units are single-family detached and 6% attached (ACS B25024); 96% of occupied homes are owned. Twenty-three percent of units were built in 2000 or later, 32% from 1940 to 1979 and 14% before 1940; the median year is 1983 (ACS B25034).
The state inventory lists the West Newbury Training Field Historic District (1976) as a local historic district (MHC inventory). Under chapter 40C, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6). If your home is in the district, ask the commission before you replace a garage door that faces the street.
The median home here dates to 1983, and nearly a quarter are from 2000 or later. Many have attached two- or three-car garages. Original doors from the 1980s and 1990s are often uninsulated steel, and the openers may be near the end of their life. A new insulated steel door and a belt-drive opener make the garage quieter and warmer.
Older properties often have barns or sheds used as garages. Openings can be wide or out of square. We measure and frame as needed, and a carriage house door keeps the look of the building.
A door that suddenly won't open, after a loud bang, usually has a broken torsion spring. Don't run the opener. We replace both springs so the door stays balanced.
Rural lots and long driveways make a smart opener handy: you can check from the house whether the door closed.
The state's home improvement chart says a replacement door may need a permit and a new installation does (mass.gov). We check with the town.
Lubricate hinges and rollers, clear leaves from the tracks and test the auto-reverse.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
