Hudson mixes an old mill downtown with newer subdivisions. The median unit was built in 1970; 23% of units predate 1940, 37% are from 1940 to 1979 and 21% from 2000 or later (ACS B25034). Detached houses are 54% of units, two- to four-unit buildings 14% and buildings of five or more 22%, with 3% mobile homes (ACS B25024). Seventy-three percent of occupied homes are owner-occupied.
The MHC inventory lists the Silas Felton Historic District (2007) as Hudson's local historic district. The state statute that governs these districts names the type and style of doors visible from a public way among the features a commission reviews (MGL c.40C §5 and §6). If your house is in the district, check with the commission before replacing a garage door that faces the street. Older houses near downtown often have small detached garages with doors that rot at the bottom; a steel or composite replacement door lasts longer.
With more than a third of units in multi-unit buildings, many Hudson garages are shared or controlled by an association. We confirm who owns the door before quoting, and we can replace one panel to match a row.
About one unit in five has been built since 2000. Those garages tend to have two-car insulated doors and openers with Wi-Fi. Common calls are a broken torsion spring, a cable off the drum, and a remote or keypad that has stopped pairing.
The building department asks residents: "Please use the Open-Gov online portal to apply for all permits," and "Your permit will be emailed to you once the fee is paid in the portal" (Hudson Building Department). On the state's chart, garage door replacement is a "maybe" for a permit and new installation a "yes" (mass.gov).
We source doors from Clopay, Garaga, Wayne Dalton and Amarr and repair LiftMaster, Chamberlain, Genie and other openers.
