County
Suffolk County is Boston, Chelsea, Revere and Winthrop, and much of its housing is old and renter-occupied. The American Community Survey (2020-2024) shows 46% of the county's housing units built in 1939 or earlier and a median year built of 1949 (ACS B25034). Only 13% of units are detached single-family houses; 36% are in two- to four-unit buildings and 45% in buildings of five or more. Just 36% of homes are owner-occupied (ACS B25024).
All four municipalities are on the Massachusetts CZM list of coastal communities (CZM).
The Massachusetts Historical Commission inventory counts 19 local historic district and architectural-conservation areas in the county, all in Boston, and 141 National Register district areas. Examples include the Back Bay Architectural District (1966), the South End Landmark District (1983), Bay Village (1983) and Mission Hill Triangle (1985) (MHC inventory). Under MGL c.40C, a door open to view from a street or the water in a local district can't change without a commission certificate (c.40C §5 and §6).
In a county where most people live in multi-unit buildings, a garage is often a shared asset: a row of bays behind a triple-decker, a converted carriage house, or the parking door under a condo building. Shared doors run far more cycles than a suburban one-car garage, and salt air near the harbor and the beaches shortens the life of springs and brackets.
Most Suffolk County spring failures we expect are on high-use shared doors and older doors with rusted hardware. We replace broken springs in pairs on two-spring doors and can fit high-cycle springs where many households use one door. Rusted cables and bottom brackets get replaced at the same visit; they fail next.
Low ceilings and tight alleys are common, so a wall-mount opener is often the answer where a ceiling rail won't fit. We work on every opener type and brand, including LiftMaster, Chamberlain and Genie.
Most replacement doors in the county go into old, odd-sized openings or into historic districts. We measure the actual opening, and in a local district we work from the commission's approval. We can source garage doors from Clopay, Garaga, Wayne Dalton and Amarr, including carriage-house styles.
A door stuck open on a city street or a shared door that won't close is a security problem. Call (781) 602-0737; see emergency service for what to do while you wait.
