Douglas has both old and new housing. Twenty-two percent of units were built before 1940, only 20% from 1940 to 1979 and 26% in 2000 or later; the median unit dates to 1986 (ACS B25034). Detached houses are 83% of units and buildings of five or more 6% (ACS B25024). Eighty-four percent of occupied homes are owner-occupied, and about 4% of units are seasonal (ACS B25004).
The Old Douglas Center Historic District and the Hayward Mill Historic District are on the National Register (MHC inventory). The state inventory shows no local historic district in Douglas, so Register listing alone doesn't require approval for a new garage door.
With a quarter of units built since 2000, many Douglas homes have attached two- and three-car garages with insulated steel doors. After 15 to 25 years, the original torsion springs often reach the end of their cycle life. If one breaks, we replace both. See broken spring repair.
About one home in five predates 1940. Those properties often have detached garages or barns with low headers and narrow openings. We fit doors to the opening, use low-headroom track and can supply a carriage house door.
Seasonal homes sit closed for months, and their doors can rust or bind. Have them checked before regular use.
Builders often install basic chain-drive openers. A belt-drive opener is quieter, and app control lets you check the door from anywhere.
The state home improvement chart lists door replacement as a maybe for a building permit and a new installation as a yes (mass.gov). We confirm with the town.
Many newer homes sit back from the road. Keypads and app alerts help you confirm the door closed after you leave.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of all brands.
