Franklin County

Colrain is a hill town with many older houses. Thirty-seven percent of units were built before 1940, 34% from 1940 to 1979 and 10% in 2000 or later; the median year is 1963 (ACS B25034). Detached houses are 84% of units and two- to four-unit buildings 14% (ACS B25024). Eighty-six percent of occupied homes are owner-occupied, and about 7% of units are seasonal (ACS B25004).
The state inventory lists the Colrain Center Historic District (2006) on the National Register (MHC inventory). No local historic district is listed, so a Register listing alone doesn't send a garage door change to review.
Pre-war homes often keep the garage in a barn, ell or shed. Problems we see there:
We fix the framing first, then fit the door. A tapered bottom seal can close a small slope gap.
About one unit in seven is in a small multi-family. If tenants share the garage, keep a spare remote out of the car and use keypad codes.
Houses from 1940 to 1979 often have attached garages with older openers. If your opener has no photo-eyes, it should be replaced. See garage door openers.
A battery-backup opener keeps working during storm outages. Keep the threshold clear of ice.
The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). We confirm with the town.
Old wood doors soak up water at the bottom edge. Paint or seal the bottom rail, and replace the seal under it. If the wood is soft, a new bottom section or a steel door may be the better fix.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
