More than half of Eastham's housing units (53%) are seasonal (ACS B25004), and Eastham is on the state coastal-communities list (Massachusetts CZM). Detached houses are 93% of units (ACS B25024), and 88% of occupied homes are owner-occupied. Half of the units were built from 1940 to 1979, 9% before 1940 and 13% in 2000 or later; the median year is 1975 (ACS B25034).
The state inventory lists the Old Town Center Historic District (1986) as a local historic district; it is also on the National Register (MHC inventory). Other Register listings include the Twin Sisters of Nauset Lighthouses and the Fort Hill Rural Historic District. In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6).
The Building Department takes online permits through OpenGov, and all inspection requests go through OpenGov. Paper building permit applications are accepted only during office hours, Monday to Thursday 8 to 4 and Friday 8 to noon (Eastham Building Department). The state's home improvement chart says a replacement door may need a permit and a new installation does (mass.gov). We file online when a permit is needed.
Much of the housing is postwar cottages and capes, often with a single-car garage or a detached shed garage. Original wood doors in those buildings are heavy and may have rot at the bottom. A lighter steel door with a composite trim look reduces the load on springs and openers.
Close to salt water, springs, cables and hinges tend to rust sooner than inland. We use coated springs and stainless fasteners. Wind can bow a wide door; reinforcing struts keep sections straight.
After a closed winter, a door may bind or a spring may have broken. We can check rollers, cables and the auto-reverse before you arrive.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
