Acton's housing is largely postwar. The median unit dates to 1974; only 9% of units predate 1940, 52% are from 1940 to 1979 and 17% from 2000 or later (ACS B25034). Detached houses are 63% of units, 1-unit attached 8% and buildings of five or more 24% (ACS B25024). Seventy-five percent of occupied homes are owner-occupied.
The MHC inventory lists three local historic districts, all from 1991: Acton Centre, West Acton Village and South Acton Village. Acton Centre is also on the National Register MHC inventory. Within a local district, state law covers the type and style of doors visible from a public way (MGL c.40C §5 and §6). For houses in those villages, the historic district commission may need to approve a new garage door before it is ordered.
Most Acton houses are colonials, capes and split-levels from the 1960s and 1970s, with two-car attached garages. Many of those doors have been replaced with heavier insulated models without new springs, and the springs then fail early. We weigh the door and size new springs to match. On the openers, the usual faults are a stripped gear, worn trolley or failed logic board.
With about a third of units attached or in larger buildings, many Acton garage doors belong to an association. We match the existing model and color, or replace one dented panel.
An uninsulated door on a garage under a bedroom makes the room cold. An insulated door and new weatherstripping help.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
We source doors from Clopay, Garaga, Wayne Dalton and Amarr and service LiftMaster, Chamberlain, Genie and other openers.
