Agawam's housing is heavily midcentury: 65% of units were built from 1940 to 1979, 11% before 1940 and 7% in 2000 or later, and the median unit dates to 1970 (ACS B25034). Detached houses are 65% of units, buildings of five or more 18%, two- to four-unit buildings 12% and attached houses 5% (ACS B25024). Seventy-four percent of occupied homes are owner-occupied.
The Agawam Center Historic District is on the National Register (2001) (MHC inventory). The state inventory lists no local historic district in town, so Register listing alone doesn't require approval for a new garage door.
Agawam's Building Department, at 1000 Suffield Street, states that "A permit is required for any type of construction or installation of an accessory structure" and that "Fines will be assessed for any work done without a permit." Homeowners use the one- or two-family dwelling application (Agawam Building Department). Any fine or fee is the town's, not our price. The state chart says a garage door replacement may need a permit and a new installation does (mass.gov).
Ranches, capes and split-levels from the 1950s to 1970s make up most of the housing. Their garages are often one-car or tuck-under, many with original doors on extension springs and openers that predate photo-eye sensors. Replacing an old opener with one that has auto-reverse and battery backup is a good first step. See chain drive openers.
A garage under the house shares a ceiling with living space. An insulated door and new seals reduce drafts and noise. See insulated garage doors.
When a spring breaks, leave the door closed and call for broken spring repair.
Many original wood doors on midcentury houses have soaked up water at the bottom section over the years. A soft or cracked bottom panel lets water in and adds weight, which strains the springs and opener. We can replace a section when a matching one is still made, or replace the door with a lighter insulated steel one.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
