Randolph is a postwar town. More than half its housing (55%) was built between 1940 and 1979, and the median year built is 1966 (ACS B25034). Sixty-three percent of units are detached single-family homes, 10% are attached townhouse-style units and 19% are in buildings of five or more (ACS B25024). About 71% of occupied homes are owner-occupied.
Randolph's Apply for Permits page answers a question homeowners ask us often. It says permits are not needed "When you are doing repairs to your home that do not affect the structural integrity of the home". A broken spring, a frayed cable or a failed opener is usually that kind of repair. A new door, a widened opening or new framing is different. The state's home-improvement chart lists door replacement as a "maybe" and door installation as a "yes" (mass.gov). Randolph files permits online through PermitEyes, which the town says offers 20 permit options and is available 24 hours.
Ranches and capes from that era often have a single-car attached garage or a detached one at the end of the driveway. Common problems are a door that has been patched with mismatched panels, extension springs without safety cables, and an opener with no battery backup. Converting old extension springs to a torsion system, adding safety cables and replacing a cracked panel keep a sound door running. When the door is beyond that, a steel replacement door is the usual next step.
The Massachusetts Historical Commission inventory shows no local historic district in Randolph.
A Randolph door that jerks, reverses on its own or makes a loud bang when it opens is telling you something. The bang is often a spring breaking. A door that reverses may have misaligned sensors. A door that drifts down when half open is out of balance. Each is a different repair, and none is worth ignoring.
