Wayland is a town of single-family houses from the middle of the last century. The median unit dates to 1962; half the stock (50%) was built from 1940 to 1979, 19% before 1940 and 15% since 2000 (ACS B25034). Detached houses are 79% of units, 1-unit attached 10% and buildings of five or more 7% (ACS B25024). Eighty-eight percent of occupied homes are owner-occupied.
The MHC inventory lists the Wayland Center Historic District (2001), the Bow Road Historic District (2003) and the First Parish Church, Carriage Shed and Parish House (1995) as local historic designations; Wayland Center has been on the National Register since 1974 MHC inventory. Within a local district, state law covers the type and style of doors visible from a public way (MGL c.40C §5 and §6). For a house there, the historic commission may need to approve a new garage door before it is ordered.
Wayland's ranches, capes and colonials from the 1950s and 1960s often have a one- or two-car garage that has been updated piecemeal. A typical service call finds a newer door on old track, or a newer opener on a door with tired springs. We check balance first: a door that is heavy to lift by hand will burn out any opener. Then we replace the springs or rollers as needed.
In Wayland, Inspectional Services sits within the Fire Prevention Division of the Fire Department, and "A new fee schedule has been implemented as of September 1, 2026" (Wayland Inspectional Services & Permits). Any permit fee is a town fee, separate from our price. On the state's chart, garage door replacement is a "maybe" for a permit and new door installation a "yes" (mass.gov).
Houses built since 2000 often have three-car garages with heavy insulated doors and wall-mount openers. We service those as well.
We install doors from Clopay, Garaga, Wayne Dalton and Amarr and repair openers of any make.
