Norwood is denser and older than the towns to its south. A quarter of its housing (25%) was built before 1940, and the median year built is 1960 (ACS B25034). Only 47% of units are detached single-family homes; 19% are in two- to four-unit buildings and 27% in buildings of five or more (ACS B25024). Fifty-four percent of occupied homes are owner-occupied, so many garage decisions involve a landlord as well as a tenant.
The older two-family and multi-family housing often comes with a detached garage behind the house, sometimes shared between units. Those garages tend to have low headroom and narrow side room, so standard track and a ceiling-mounted opener do not always fit. Low-headroom track or a wall-mount opener solves most of those cases. In a shared garage, separate keypad codes or a smart opener let each household manage its own access. Old wood or hardboard panels are a common repair on these outbuildings.
According to its Building Department page, Norwood "enforces the Massachusetts State Building Code, Massachusetts State Electrical Code, Massachusetts Plumbing and Gas Code as well as the Town of Norwood Zoning By-Law". The page lists inspector office hours from 11 am to noon and 3 to 4 pm on weekdays. The state chart lists door replacement as "maybe" for a building permit and door installation as "yes" (mass.gov); an opener that needs a new outlet can bring the electrical code into play as well. The Massachusetts Historical Commission inventory lists no local historic district in Norwood.
With nearly half of Norwood homes rented, a garage door call often involves both a tenant and an owner. We can schedule with the tenant, send the estimate to the owner and explain the repair to both. Keeping the safety sensors and auto-reverse working matters most where several people share one garage.
We are family owned and service all brands, including LiftMaster, Chamberlain and Genie openers, with new doors from Clopay, Garaga, Wayne Dalton and Amarr.
