Ayer has a mixed housing stock. Detached houses are 51% of units, two- to four-unit buildings 20%, buildings of five or more 17% and attached houses 10% (ACS B25024). Sixty-nine percent of occupied homes are owner-occupied. Twenty-three percent of units were built in 2000 or later, 33% from 1940 to 1979 and 21% before 1940, with a median year of 1977 (ACS B25034).
The state inventory lists the Fort Devens Historic District (1994) as a local historic district and lists it and the Ayer Main Street Historic District (1989) on the National Register (MHC inventory). Inside a local district, the commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6).
Ayer's Building Department enforces the State Building Code and the Ayer Zoning Bylaws, and notes: "The Town of Ayer is not the permitting authority for Devens" (Ayer Building Department). If your home is in Devens, check which office issues permits for your address before work starts. Under the state chart, a replacement garage door may need a permit and a new installation does (mass.gov).
About a fifth of the housing predates 1940. Older detached garages may have narrow openings, low headers and soft framing. We check the opening and the header before hanging a door or adding an opener.
In two- to four-unit houses, the garage may be shared. Agree on who maintains it, and give each household its own code on a keypad.
Homes from 2000 on usually have torsion springs. If the door goes up crooked, a cable may be off its drum. Leave it where it is and call for cable drum repair.
A gap at the bottom of the door lets in water and cold. New weatherstripping seals the bottom and sides.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
