Mattapoisett is a coastal town (Massachusetts CZM), and about 18% of its housing units are seasonal (ACS B25004). Detached houses are 89% of units (ACS B25024), and 85% of occupied homes are owner-occupied. Forty-nine percent of units were built from 1940 to 1979, 12% before 1940 and 17% in 2000 or later, with a median year of 1971 (ACS B25034).
The state inventory lists Ned Point Light on the National Register (1987) (MHC inventory). It shows no local historic district in town, so Register listing alone doesn't put a garage door under local review.
Homes close to the shore get salt air, which rusts springs, hinges and track bolts faster than inland. Galvanized springs, coated hardware and a factory-finished door hold up better. Rinse the door and hardware with fresh water a few times a year and check the track bottoms for rust.
Nearly one home in five is used part of the year. A garage door that sits closed all winter can come back in spring with a dead remote battery, dry rollers or a spring that broke while no one was there. A smart opener lets an owner check the door from home, and a spring check before the summer avoids a stuck car. See garage door tune-up.
Many homes are ranches and capes from the 1950s to 1970s with one- or two-car garages. Original extension springs should have safety cables. When springs wear out, many owners switch to torsion springs. See extension spring repair.
A door facing the water takes wind-driven rain. Struts on a wide door reduce flex, and new weatherstripping keeps water out at the bottom.
The state's home improvement chart says replacing a garage door may need a permit and installing a new one does (mass.gov). We check with the town.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
