Holyoke's housing is old and largely multi-family. Forty-three percent of units predate 1940, 41% are from 1940 to 1979 and only 4% are from 2000 or later; the median unit was built in 1950 (ACS B25034). Buildings of five or more units hold 38% of units, two- to four-unit buildings 21% and detached houses 33% (ACS B25024). Forty-one percent of occupied homes are owner-occupied. Our work is residential: houses and small multi-family buildings with their own garages.
The state inventory lists the Fairfield Avenue Historic District (2007) as a local historic district (MHC inventory). Under chapter 40C, a local commission reviews exterior changes visible from a public way (MGL c.40C §5 and §6), so check before replacing a visible garage door there. The inventory also lists National Register districts such as the Hadley Falls Company Housing District, the Holyoke Canal System, the North High Street district and the Hampden Park district (MHC inventory).
Garages from before 1940 were built for smaller cars. Many are detached, with narrow openings, low headroom and sometimes wood floors or worn sills. We check the framing first; a new door and opener need a solid header. A steel garage door is lighter and lower-maintenance than an old wood door.
In a two- or three-family house, the garage is often shared or split into bays. Each household can have its own remote or keypad code. Replace worn rollers and lubricate hinges once a year on a door that gets heavy use.
Old extension springs without safety cables are a hazard. If a spring breaks, the cable keeps it from flying across the garage. We add cables during extension spring repair.
The state's home improvement chart says a garage door replacement may need a building permit and a new installation does (mass.gov). We confirm with the city.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
