Royalston is a small town of owner-occupied houses. Ninety-six percent of occupied homes are owned. Detached houses are 90% of units and mobile homes 6% (ACS B25024). Twenty-nine percent of units were built before 1940, 22% from 1940 to 1979 and 19% in 2000 or later; the median year is 1979 (ACS B25034). About 9% of units are seasonal (ACS B25004).
The state inventory lists the Royalston Common Historic District and the Royalston Historic District, both from 1980, as local historic districts; the Common is also on the National Register (MHC inventory). In a chapter 40C district, exterior changes visible from a public way go to the commission (MGL c.40C §5 and §6). Ask before replacing a garage door you can see from the road.
The Building Inspector page says Royalston contracts with the Town of Athol Building Inspection Services to handle all building-related permits, except electrical, plumbing and gas permits (Royalston Building Inspector). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). If a permit is needed, we file it with Athol.
Pre-1940 properties often have a barn or shed that serves as a garage. Their doors may be old sliders. An overhead sectional door needs enough headroom and a sound header. Where that isn't possible, we can repair the slider's hardware and rollers.
Long winters bring ice at the threshold and stiff seals. Free a frozen door before running the opener. A battery-backup opener helps when storms cut the power.
About a fifth of homes are from 2000 or later. Their attached garages usually have insulated doors and ceiling openers. See garage door openers.
Check the door's springs and seal before opening a camp for the season.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
